Designer required to lead preconstruction of residential developments for developer.

Client Details

A luxury, privately owned developer that focuses on the quality over quantity of the homes that they build. They do not have a standard house type portfolio and as such, each design is done a fresh with a consideration of the site and its surrounding context.

The role is will see you work closely with RIBA work stages, and have involved right from initial site appraisal and feasibility, working with the land team, through house type design and full working drawings to achieve successful planning. You will then be on hand throughout the build, answering queries from site. Duties will include:

  • Interrogate P1/T1 and Land Hand Over information prior to progressing design and visual information to support pre app and application submission development.
  • Attendance of Briefing Meetings on those identified opportunities which are deemed viable.
  • Undertake a site visit and prepare site analysis for understanding of character and material selections
  • Review D1 request in discussion with D & P Director, create the appropriate and market viable development solution for discussion and distribute to Land, Commercial and Sales Teams for approval.
  • Create initial layout and perspective for LPA discussion.
  • Set up and hold Design Review meeting to finalise feasibility layout
  • Interrogate P2/T2 report information prior to progressing design development.
  • Set up design review meeting post planning permission being granted
  • Complete drawing package in support of planning submission
  • Profile

    You will have experience working either with a residential developer or within practice and have residential experience. You will be full up to date with building regulations and planning policies, as well as other regulatory and statutory requirements.

    You will be a confident communicator and happy to discuss and share ideas with colleagues, as well as communicate yours across to key stakeholders.

    You will be apt in using various softwares, most notably AutoCAD
