Multi-disciplinary design and coordination role having you be responsible for the preparation, co-ordination and submission of planning applications and the production of working drawings and all associated tasks.

This is a diverse role within a house-builder featuring several critical elements of preconstruction with a focus on Masterplanning, Planning and Building Technology. You will be working fluidly across these three areas predominately coordinating information from internal and external stakeholders with the primary objective of receiving necessary approvals and permission to move a scheme forward to start on site, and throughout the build.
Key responsibilities will include:Assist the Principal Designer in the preparation of layouts for land viability purposes as necessary.
Produce detailed layouts post-acquisition.
Prepare and co-ordinate the submission of planning applications, applications for advertisement consent and applications for amendments to existing planning permissions as necessary and manage them through the planning process.
Negotiate and engage with a wide range of organisations and stakeholders, local authorities, parish councils and other consultees and statutory bodies and interest groups to achieve the desired outcome.
Attend Planning Committees, site visits and public consultation events as necessary.
Prepare and co-ordinate the submission of applications for the discharge of planning conditions and maintain and update schedules to ensure timely and lawful commencement on site.
Prepare contract plans and deed plans.
Collate 'Sales Bibles', assisting in 'site set up' in conjunction with external legal team.
Control the management of up to date drawings and issue sheets though the Document Management Portal.
Monitor compliance with S106 Planning Obligations and maintain compliance schedules.
Assist in coordinating the management and transfer/adoption of public open space.
Liaise with the Engineering and Commercial teams to secure cost-effective layouts and design solutions.
Produce house type drawings consistent with planning approvals
Prepare and obtain relevant approvals for ancillary and associated drawings
Prepare house type plans and site layouts for sales brochures
Ensure that all working drawings comply with Building Regulations and NHBC conditions
Be conversant with all current building regulations, procedures and construction methods
Coordinate the production of SAP assessments and EPC certificates as required
Arrange for air and sound testing in conjunction with site teams as necessary
Maintain approved drawings through the build process and deal with build issues that require attention during the progress of the works
Instruct and co-ordinate the output of external consultants as appropriate and ensure instructions are within approved project budgets
You will ideally have a few years' experience working within the residential sector, either directly for a house builder or with a practice specialising in residential design. You will have a broad knowledge of preconstruction processes in order to move a development forward from sketch feasibility through to start on site.
Competent use of AutoCAD is essential and REVIT is desirable. You will be working with various stakeholders both internal and external and as such clear communication is vital.
