One of the UK’s leading house builders is looking to make a senior level appointment. The successful candidate will be heading up an award winning team with a focus on high end residential commissions.

The role:

  • Co-ordinate the design process to ensure the planning permission is obtained to the satisfaction of the Company within appropriate time constraints
  • Liaise with and advise other departments on design and technical matters
  • Ensure that all information is available to the technical and other relevant departments to suit the project programme
  • Liaise with consultants, suppliers and manufacturers to assist with the preparation of technical support information

  • The ability to get on with people together with communication skills for dealing with multi-disciplined teams
  • The ability to recognise problems and deal with them in a speedy and efficient manner

Job responsibilities

  • Manage the design department
  • Co-ordinate all design and technical matters
  • Provide the land department with feasibility schemes based upon specific briefs on density and dwelling types to facilitate land bids
  • Provide information as required by the land department to support land bids and presentations
  • Brief and co-ordinate external architects and obtain competitive fee quotes as appropriate
  • Liaise with the Development Director, Commercial Manager, Sales Director and Planning Manager regarding the production of site layout and associated drawings to support a planning application
  • Ensure that all planning applications include standard information
  • Assist Planning Manager with production of Design & Access Statement
  • Liaise with Commercial Manager to provide external finishes schedule prior planning submission
  • Provision of colour schedules
  • Liaise with Technical Co-ordinator / CAD Technicians and provide planning package for technical information production
  • Provide master plans where appropriate
  • Produce and maintain a standard house type planning drawing register for use in planning applications and sale literature
  • Arrange and manage landscaping schemes
  • Responsible for CDM regulation matters in relation to design matters
  • Arrange and manage ancillary reports, studies and assessments in connection with planning matters
  • Delegate matters to either in-house team or external departments to ensure programmes are met
  • Instruction and co-ordination of Landscaping and other external consultants
  • Consider cost implications and effectiveness when designing layouts and specifying materials etc.
  • Liaise with technical department to ensure standard details and site specific details are being included within technical package
  • Manage and monitor house type range
  • Responsible for the implementation and design of new house types whether one-off or standard types
  • Brief and manage both in-house team and external consultants in the preparation and issue of production information to an agreed programme / key dates
  • Liaise with Development Director and Planning Manager regarding the inclusion of ‘green’ elements into planning and technical packs
  • Liaise with any relevant departments to ensure all planning conditions are cleared as required
  • Issue of planning permissions to all relevant departments
  • Liaise with the technical department regarding the preparation of the technical package
  • Check and co-ordinate with Design & Planning Manager any production information before issue against other drawings and specifications and briefs
  • Co-ordinate the issuing of drawings to other departments
  • Research new products for inclusion in standard specification – subject to MD approval
  • Attend internal and external meetings regarding construction and technical matters and co-ordinating the preparation of the information required as a result
  • Ensure that up to date legislation and requirements are included on the drawings and implemented on site as necessary
  • Chase consultants to ensure availability of information
  • Attend site/office meetings as and when required
  • General liaison and co-ordination between other parties, both internal and external
  • Respond to site queries and resolve planning/design problems, in consultation with Planning Manager of appropriate
  • Ensure that all relevant departments are aware of planning requirements and obligations
  • Check all information prepared by suppliers and manufacturers to ensure compatibility with house type drawings
  • Ensure all drawings are recorded on the drawing register and issued to relevant departments
  • Manage and monitor P&D Managers and Designers and the production of the planning package to meet programmes and advise the Development Director as to the progress thereof on a regular basis
  • Sales complex design / signage design and application, in consultation with Planning Manager of appropriate
  • Sale Brochure checking or delegation as appropriate
  • Monitor implementation of design on site by way of site visits
  • Monitor competitors designs
  • Assist with promotional / awards material
  • Recruitment of staff for the Planning team in consultation with Development Director
  • Ensure that the Development Director is advised of all matters at all times
